摘要:資金是企業的血液，其對任何企業的發展有著舉足輕重的作用，而對于典型的高投資、高風險、高回報的資金密集型的房地產企業更是如此，房地產企業對金融市場有天然的高度依賴，在土地開發和商品房經營過程中需要巨額資金的投入，需要金融業和健全的資本市場作為強有力的支撐，沒有資金就沒有房地產企業。 

　　　作為國民經濟基礎性和支柱性產業的房地產企業的持續健康發展直接關系到國民經濟的穩步增長，其資金鏈問題就愈發突出和重要。近年來，房地產行業飛速發展，房價持續走高導致房地產市場低迷。一方面，缺少資金、融資困難，而另一方面，受宏觀調控的影響，樓盤銷售慢，很多住宅面臨賣不動的狀況；缺錢成為很多開發商面臨的難題。因此，房地產開發企業如何融資成為了其發展關注的首要問題，本文根據云南省當下情況提出了一些融資建議。

　　 本文根據當前云南省房地產市場的發展狀況，闡述房地產企業的融資現狀，并總結分析我省房地產企業融資策略，由此得出房地產企業融資存在的問題， 根據存在問題結合當前我省的發展狀況及發展水平，提出適合我省房地產企業走出融資困境的對策建議。

The capital chain problems involved highlight and important. In recent years, the real estate industry is developing rapidly, and house prices rising in real estate market downturn. On one hand, the lack of funds, the financing  difficulties, and on the other hand, is the effect of macroeconomic regulation, estate sales slow, many house facing even sell motionless condition; Lack of money become a lot of developers problems. Therefore, real estate development enterprise how to finance economy the top problem as its development, according to the current situation in Yunnan province proposed the financing advice.
