摘要:經濟的快速發展和農村人群遷移城市，加快了房地產市場化的進程，我國對房地產價格高發展過熱也不斷出臺新規定來進行抑制。對于房地產企業來說，一個項目是否能夠實現最大的收益，對于它的可行性分析，其投資決策就顯得相當重要。在運行過程中，項目的確立和可行性研究處于至關重要的位置，也是決策者面臨的重要環節。如何使企業在投資中為城市建設發揮應有的作用，同時獲得最大化的利潤，起決定作用的就是投資決策。

　　　本篇論文運用財務管理和房地產經濟的理論，通過自己材料的收集，特別選擇了南京鴻信房地產公司近幾年房地產的投資環境情況闡述，分析了其近幾年的投資現狀；通過對鴻信地產的云深處項目進行財務指標的測算評價，論證了該項目的可行性，并對該公司在投資決策中存在的問題進行梳理，其中包括對項目的投資估算、收入估算和各項財務指標進行評價分析；最后對于鴻信地產在投資決策運作中存在的一些問題提出合理化的建議，并能夠希望對于鴻信房地產公司再未來項目決策提供一些有用的參考和幫助。
