摘要:房地產(chǎn)作為國(guó)民經(jīng)濟(jì)的支柱產(chǎn)業(yè),在社會(huì)經(jīng)濟(jì)發(fā)展中舉足輕重,其長(zhǎng)期的持續(xù)發(fā)展對(duì)于融資有著巨大的需求。這些年以來(lái),中央政府相繼出臺(tái)的宏觀政策改變了房地產(chǎn)企業(yè)原有的融資模式和融資渠道,對(duì)房地產(chǎn)行業(yè)和金融業(yè),特別是對(duì)房地產(chǎn)企業(yè)金融產(chǎn)生了深遠(yuǎn)的影響。我國(guó)房地產(chǎn)企業(yè)融資模式正發(fā)生著根本性的變化,有一部分企業(yè)更是遇到了生死存亡的關(guān)鍵時(shí)刻,針對(duì)房地產(chǎn)企業(yè)該如何打破融資困境的對(duì)策,本文首先介紹房地產(chǎn)融資的相關(guān)研究,通過(guò)了解我國(guó)房地產(chǎn)企業(yè)的融資模式,討論我國(guó)房地產(chǎn)企業(yè)融資現(xiàn)狀,并挖掘出我國(guó)房地產(chǎn)企業(yè)融資存在的相關(guān)問(wèn)題,在此基礎(chǔ)上,對(duì)癥下藥,對(duì)房地產(chǎn)企業(yè)融資問(wèn)題作出建議。 關(guān)鍵詞:房地產(chǎn)企業(yè);融資模式;融資戰(zhàn)略;解決對(duì)策
Abstract:Real estate as a pillar industry of national economy, plays a vital role in the socio-economic development of its long-term sustainable development of a huge demand for financing. Since these years,the central government's macro-policy changes have introduced a real estate company's original financing model and financing, on the real estate industry, real estate and financial requirements, especially for real estate companies have had a profound financial impact. The financing mode of real estate enterprise in our country is undergoing fundamental changes, part of the enterprise is met of vital importance in the critical moment, according to real estate enterprise how to break the countermeasure of predicament of financing of real estate financing, this paper first introduces the related research, through the understanding of China's real estate financing mode, discussed our country real estate enterprise financing present situation, and to dig out the corporate finance of China's real estate related problems, on this basis, an antidote against the disease, to the real estate enterprise financing problem to make suggestions. 房地產(chǎn)行業(yè)的發(fā)展影響到我國(guó)的整體發(fā)展,深入到國(guó)計(jì)民生的多個(gè)方面。目前,房地產(chǎn)產(chǎn)業(yè)已成為國(guó)民經(jīng)濟(jì)的支柱產(chǎn)業(yè),但與房地產(chǎn)業(yè)的重要地位和發(fā)展速度極不相稱的是房地產(chǎn)企業(yè)融資模式卻步履蹣跚。隨著近幾年來(lái)國(guó)家新一輪宏觀調(diào)控的推行,特別是金融調(diào)控政策的力度不斷加大,房地產(chǎn)企業(yè)的融資環(huán)境發(fā)生了深刻的變化。而中國(guó)的房地產(chǎn)金融體系不完善,房地產(chǎn)融資與投資渠道也十分狹窄,在一定程度上制約了我國(guó)房地產(chǎn)業(yè)的進(jìn)一步發(fā)展。由此可見(jiàn),我國(guó)當(dāng)前的房地產(chǎn)金融融資渠道已不能充分保證房地產(chǎn)業(yè)的持續(xù)發(fā)展,相反已成為房地產(chǎn)業(yè)的一個(gè)限制性因素。在堅(jiān)持當(dāng)前我國(guó)宏觀調(diào)控的基礎(chǔ)上,要抓住這個(gè)與挑戰(zhàn)并存的轉(zhuǎn)型機(jī)遇,合理的實(shí)現(xiàn)房地產(chǎn)企業(yè)融資模式、渠道多元化的實(shí)踐,是一個(gè)長(zhǎng)期的過(guò)程。只有在這個(gè)過(guò)程中,堅(jiān)持政府和企業(yè)的共同努力,以科學(xué)發(fā)展的思維指導(dǎo)融資模式的重塑和建設(shè),才會(huì)為我國(guó)的房地產(chǎn)行業(yè)發(fā)展帶來(lái)新的面貌。
